Check in process was quick and easy. Able to check in before promised check in time. Parking is enforced but easy to find a spot. Family friendly room. Kitchen has everything we needed to handle dinner for 4. Although amenities show sign of aging but did not affect our stay.

If you're visiting South Lake Tahoe, Heavenly Village is one of the best places to stay if it fits within your budget (most places are relatively expensive given the premium location). Once you park, a shuttle will take you all over the place, but you can easily walk to numerous shops, restaurants, and the like.
Forest Suites Resort stood out by having fantastic staff, a VERY comfortable bed and a huge TV set to help you ramp up or wind down your day. The rest of the room was dated and in need of updating. That said, I stayed at a nearby resort last trip and Forest Suites was a significant upgrade! One other point, there is a laundry room that is convenient at your disposal, something that is really nice when you're on an extended road trip.
The other amenities were not noted given the COVID-19 pandemic, although the swimming pool was opened if you were interested. I would stay here again if my usual timeshare was not available.

We stayed in the two room suite and it was a perfect fit for my family. We have teenagers and a toddler and the room was big enough for us all. Staff was very friendly and courteous and provided hand sanitizer and disposable masks in a welcoming package. The pool was open, but spa was closed. They have BBQ's you can rent, ($25 for 4 hours I believe) if you want to grill up some steaks for a change. Room was clean and our King bed was comfortable. The location at Heavenly Village with the shops and restaurants, plus the casinos, was so convenient. Weather was gorgeous and we had a wonderful stay. Cant wait to go back!!

Our family stayed here over NYE for a family ski trip.
Pros: Location, Staff, and size of unit. If you plan to ski Heavenly, this location is superb. It is really a super short walk to the gondola and the village. We parked our car and never moved it the entire time we were there. The friendliness of the staff (Jazmin was so sweet) needs to be listed in the pro category. The other pro is that the size of our unit (2 bed, 2 bath) room was great for our family of 4. The price point was really good, so if you want space it is a decent deal.
Cons: The building is a little smelly (we stayed in 6) and probably a function of how old it is. The room was very worn. The heating system kept rooms hot but living/kitchen area was still freezing so we had to pile on blankets to sit out there. Several of us also got headaches while in the room, but were fine when we were outside, not sure what dust/mold/poorly circulated air that was related to, but it was an unpleasant experience. My husband took a picture of the vents that clearly need to be serviced.
There is no housekeeping, just fresh towels and trash removal, which didn't even happen each day for us. Our kids found used soap in their tub upon check in, so the unit wasn't cleaned as thoroughly as I would've hoped.
The breakfast (part of your resort fee collected at check in) is mediocre. If you are vegan, vegetarian it is really limited unless you want to fill up on carbs.
The bar isn't staffed all the time but they do a 1 hour wine/cheese in the evenings which is a nice attempt at offering some amenities.
The kitchen came stocked, but the coffee pot had a broken lid, so coffee spilled everywhere when we ran it. I feel that if the housekeepers are cleaning and notice a broken coffee pot then it should be replaced before the next guests arrive. One drawer didn't even open all the way unless you opened the oven door.
Overall: If you don't mind the worn accommodations and need space without spending too much money then this place will work. The location is really excellent for Heavenly and could be a key reason to pick this place.

We will definitely be back and request the same room (605). It was perfect for our needs. Our party had 2 small dogs and our room was perfect to open the sliding glass door to let them out. The kitchen was moderately stocked but the front desk sent up a can opener upon our request. The room was clean and sanitized. All remotes and kitchen supplies were plastic wrapped. The front desk was very accommodating sending clean towels and supplies to our room (we were there for 5 nights). The beds were comfortable. The location was perfect (short walk to the gondola). The room wasn't fancy but we didn't need fancy.

We went on a couples mid-week getaway in March and opted for the one bedroom deluxe suite. The main room was very spacious and clean, the bedroom had a safe and was also pretty roomy. The bathroom off the bedroom was also large, clean and well stocked. Like many have said, the location could not have been better, just across the road from the Gondola, shops and restaurants. The covid precautions were taken seriously with floors marked for social distancing and hand sanitizers readily available. Breakfast was well organized, but you have to take it back to the room to eat (which was fine).
I only have 2 slight gripes; 1) being charged a resort fee when all amenities were not available (bar, games room, pool, hot tub, Etc.) but that is the norm in Stateline. 2) upon arrival (which, admittedly, we were a few hours early), we were told that our room would be available within an hour. We came back about 90 minutes later to be told that our room was available, but if we wanted to get in there, it would incur a $50 fee. We declined.
All in all, I would definitely recommend Forest Suites Resort to everyone and am already looking forward to a return trip once restrictions are relaxed so that more of the amenities are available.

My friend and I came up to South Lake Tahoe to look around as we are planning a 3 day motorcycle ride to the area. Our stay was nothing short of fabulous. From the staff at check in to the staff at check out (yes they were different people - lol). They were helpful and very friendly.
We had a 2 bedroom suite that was unbelievable. The living area faced the Marriott's courtyard which is where the bands play so we were able to listen to the music from the comfort of our room (it was a bit chilly outside in the evening for us wimps).
The hotel was close to everything you could ever need or want so no need for driving which was a good thing as parking is first come first serve. Once you park, best not move your car.
The hotel served a very nice breakfast - buffet style which they put together for you in a to go box and you took back to your room: eggs, bacon, sausage, assorted breads, cereal, juices, yogurts and of course coffee.
The hotel did a tremendous job in their efforts with the COVID protocols. Everything was sanitized as stated by their sticker they put on the unit door. You could not get in the room without noticing this. Kitchen items were wrapped in cellophane. I was pleasantly surprised by this. Made me feel safe using the dishes and silverware. Upon check in they also gave you a COVID care package. So cute.
Needless to say, we had a great time and loved staying at this hotel.

My family of four spent 10 days at Forest Suites in a spacious two bedroom suite. You really can't get a better location in relation to the Heavenly Gondola. It was literally a 3+5 minute walk (ski boots slow you down!). The staff at Forest Suites was top notch, always friendly and accommodating to our family. We had to extend our stay for three days due to a winter storm and the front desk staff made the extension easy and offered us a lower rate! Our kids loved playing pool in the game room as well. The rooms are a bit dated and could use a refresh, but they were clean, beds comforable and the kitchen was well equipped. If you are used to a modern Marriott suite, this may not be the place for you, but if location and good service is important, this is a solid property! Our kids also loved playing in the snow in the yard behind building one. I hope someone enjoys the sleds we left behind! We will absolutely stay at Forest Suites again on our next trip to Tahoe! Arrived and parked in a poorly maintained carpark surrounded by gardens that needed maintenance.
The reception area was very nice and check in efficient but not welcoming.
We parked the car in the poorly maintained parking area with the leaves and rubbish. Walking up past the timber fence that was falling apart and up the partly repaired stairs. The last step is the worst, it is higher than the other steps.
Along the stained outdoor carpet to our room. The cupboard door was broken and scratched and there were many scratches on the furniture.
The tiled area around the sink had been painted with a thick white paint. The sink was blocked and took a long time to drain.
The bathroom and toilet area was new and very nice.
Breakfast was basic but generally very good. You could be served four hot items but occasionally some items were cold. The coffee was very good.
We were surprised, when we came back to our room with some groceries to be confronted by a bear going through the open bins in the carpark. We contacted the reception who just said that the bear was a regular visitor. Surely for people's safety bins should not be open and people warned of the danger of bears in the resort?
Check-out was quick and simple except when we asked if the highway was open without the use of chains, we were told yes but this information was incorrect. The roads were closed without chains.
To us this is a two star motel, in need of renovation, charging four star prices. When considering the room price make sure you add on the daily resort fee they charge.

Location in 5 stars, walking distance to Gondola and major restaurants. You park your car and don't need to use it again during your stay. Big plus is also free parking.
Rooms are run down and need renovation, so thus the pool/hot tub (or as someone else wrote, bulldoze and rebuild). 2 stars. We didn't receive any room cleaning either and front staff said it is because we are only staying 3 nights. We cleaned trash ourselves and picked up new towels. This is more like 2-star hotel/motel in terms of room quality.
So, depending on whether you value location or room quality you can pick your rating between 2 and 5 stars.

We are in the process of upgrading our suites and rooms, including new appliances, countertops, flooring and fixtures, and hope you will return to see our upgrades in the near future. Our services also include any towel/amenity replacement and trash pickup upon your request any day, and a midweek service if you stay 4 or more nights with us. Thanks for your questions. Answers are below:
Yes, we have been very busy in 2021, with many guests staying with us.
Yes, we are continually upgrading our property, both in the suites and in the common areas. We will continue with a major renovation of kitchen and bath areas this fall into 2022.
I suggest requesting a room in Building 6, facing the pool area (inside grounds area), or Building 5 (same, facing the pool area).
Yes, we have our full American breakfast buffet still; the only change is that it is a served buffet in to-go format, where you can take the breakfast back to your suite or eat at one of our many picnic tables on our grounds. Eggs, bacon/sausage, bagels/toast/muffins/sweets, fruits/yogurts are available, as well as a special of the day. Of course coffee and juices too!
We should have great availability in late September, particularly midweek periods (Sun-Thurs). Weather should be great too, and the crowds dissipate then, so perfect time to come! Hope to see you soon!

Yes our outdoors pools (we have 2 of them) are both open. Our hot tubs are not available at this time due to State of California restrictions due to Covid-19. Thank you.
The hot tub is "Cozy" which means small, surrounded by concrete pavement so do not bring glass for your session.
Pool is usually not open in winter.
Laundry facilities are available, but you're on vacation, why bother. Go to the lobby for happy hour 4-5.
Thank you for your question. Our two outdoor heated pools are open between May 1 and November 1, and our two outdoor hot tubs are open year-round. Please email back if we can assist in any other way.
