We stayed at the Grand Park Royal for 1 week , it was a wonderful stay . You are a short 15 min bus ride for 10 pesos to get into downtown PV , or a taxi if you so wish. The bus stop is just outside the hotel and you can also catch the bus to go to Mismaloya or Boca.
The hotel is a small hotel which was very clean the rooms were amazing , large , mini fridge stocked daily for free , one free room service daily as well , the food always showed up quickly and delicious. The views are amazing , we spotted turtles and whales from our deck. The waves dependent on the weather can be large or small, but enjoyable to listen to ..( listen is why we wanted ocean front , otherwise we would of stayed in PV if we didn’t want to listen to the waves) .
The food was always fresh and there was always lots to choose from. The coffee and dessert bar was great ! The snack bar at the bar was a regular pool snack bar with hamburgers, hot dogs and nachos and cheese.everything being cooked fresh . All the eating areas were confined under glass wall , this was great to keep the food clean and away from flies. It did seem that the pool lounge chairs did get covered with towels regularly , we are not pool people so it did not bother us. There were many other spots around the hotel to watch the ocean ,( including the balcony in the room). We found all the employees at the hotel very friendly and helpful, from Hector the bell boy to Izzy at the front desk , all very helpful.
If you want a smaller hotel with a location away from the hustle and bustle of PV but close enough to get into PV very easily this is it.

Pros:
Most staff are excellent. After a couple of days the waiters at the pool bar will remember your favourite drinks and bring them without you even asking

The ocean is beautiful and private beach so nice

So relaxing to fall asleep to the sound of the waves. Also i did not find the air conditioning too loud as others have mentioned. It was the same as any resort I have been to

Safe location away from the main resort strip

We always found chairs at the pool or on the beach and didn't have to reserve them early

Cons:

The food is not that great. We were happy the snack bar was there because the hot dogs, burgers and nachos were delicious. We only ate at the buffet as my youngest is picky, however, the rest of us are not and usually only found one or 2 items we enjoyed besides the salad bar area. Also, they have an area with fresh cooked omlettes and something served up each meal but we rarely saw anyone stationed there so could not try that food

As many have mentioned, the sun is hidden until the afternoon. We were just happy to that away but there are only a few hours of sun per day for those wanting direct sunlight.

Tips:

I brought USD for tips, we are Canadian but normally when travelling our dollar isnt recognized for tipping. I was told by a bartender that they are often tipped Canadian, i am assuming bills not coins.

Ask at the lobby about nightly entertainment. There is not much as it is a smaller resort but the scheudle we were given was outdated. The lobby had most recent info

The kids waterpark gets sun earlier than the pool and beach. It is up a level. They have lounge chairs there also if you want some sun.

The main elevators are slow. If you want a faster elevator take the other set, can't recall where but they show you both when you arrive and the smaller ones are faster

There is an ATM that dispenses pesos in the front of the resort

Housekeeping always arrived early for us which we liked. By 10 at the latest usually. The fridge is also stocked early

First of all the resort is at a good location with one of the best beaches in PV even though the waves are rough at times.

The food at Pescador seafood for lunch and dinner is good, and also the one of the manger at the Italian was very accomodating.

Now for the bad.

The ROOM, it's pretty dirty. We are not a very particular guest, as long as we have decent service, food, and clean room we are happy. However, upon checking in we've noticed the the room was not properly cleaned, I was very surprised since they claim to have this utmost COVID-19 standard when it comes to cleanness but the room was not up to par. First of all there were traces of hair everywhere, on the bed sheets, bathroom floor, close floor and the tiled floor in the room was filthy. Had to walk around with our shoes on at all times, even at nights when we had to use the restroom. When I brought this issue to the front desk and asked to be moved (within 10 minutes of checking in) they just stated that they have no rooms available. It's was kinda funny because when I checked in they told me that the resort was only 65% capacity and even the room next door was open. How do I know the room next door was open because they had this sanitation banner on the door upon getting in...BTW, our room had no such banners.

They told me that they'll send someone to clean the room which never happened and finally someone did clean the room just by mopping the floor which upon inspection the hair on the floors were present after cleaning the room.

Well I will never go back and you should reconsider this resort if you want a a clean room. Thanks Park Royal for letting me experience your excellent customer service and I will surely tell all my friends and family to not to use your facilities.

This property is a “royal gem.” If you desire excellent accommodations, beautiful beachfront, fine specialty restaurants and quality guest services, this resort will resonant with you. It’s nestled on Playa las Gemelas providing an incredible 180-degree view of the wondrous Banderas Bay. Ownership has done a remarkable job upgrading the resort to create a unique property attraction that offers extraordinary ambiance and convenient walkability. The picturesque entrance opens to a spacious lobby where guests are greeted with a soothing ocean breeze and impressive views of the bay, making it a perfect refuge to relax any time but especially in the evenings. We found the entire staff exceptionally courteous and hospitable, confirming that quality guest services are an integral part of the culture. Another standout feature is all the rooms have private balconies overlooking the ocean. Our room on the 6th floor was comfortable, spacious, quiet and clean with nice bathroom amenities, affording us a beautiful unobstructed view of the beach and bay. The “crown jewel” is the Ekinox Terrace on the 12th floor. It’s an adults-only retreat where for a reasonable daily stipend, members enjoy an exclusive atmosphere that includes a pool, premium bar and food service. Finally, we’d like to recognize Israel and Salcido, both of whom are managers, as well as Ernesto, Carlos, Enrique, Manuel, Consuelo, Teodoro, Gonzalo, Alfredo Mejia and Filiberto Plazola, all of whom made us feel very special.

The location is great, just a short ride from town. The views are great here and we lived that it was a private beach. But, it is a very short beach area so prepared to be bored. The food is not good quality at all and it never changes! The “restaurants” serve the same food every..... day! There is not a buffet or restaurant open at all times so unless you want to eat a hamburger (was horribly nasty) or a hotdog you are on a time schedule. To me that’s not all inclusive. You could order room service one time a day after that you are charges. Again, not all inclusive. Bars open at 11 am (12 most of the time. They just tell you 15 minutes) so you will not get a drink before then. If you want to use the adult only bar only do you have to pay $25. Again, not all inclusive! The sun does not shine on the beach until 1 PM and never shines on the pool! After the first two days we had no hand towels or wash cloths in our room and short on towels as well. Overall, we would NOT come back to this resort. I hope you read reviews better than we did before we booked this trip. We did relax just didn’t feel like it is a 4 star resort or truly all inclusive.

Where do I begin…..To start, it took us over 2.5 hours to check in because there was a mix up with our reservation and they wouldn’t accept our confirmation from booking.com. We ended up paying double the price just so we had a place to stay. During the check in process, the staff including management provided next to no help and kept ignoring us for other customers.
Once checked in, we went straight to the lunch buffet where we were immediately disappointed with the food. The was a continued occurrence for the remainder of our stay, all the restaurants were NOT 5 start and the service was terrible. We arrived at the Italian restaurant around 9:20PM but upon arrival the hostess tried to turn us away, saying they were closing soon even though they closed at 10:30PM? We were able to sit for dinner but felt an awkward tension from the staff the whole meal.
The rooms were decently cleaned and the view was fantastic BUT if you like peace and quiet throughout the night, the rooms provided next to non, you can hear people walking down the hallway clear as day. The bathrooms around the resort were not cleaned throughout the day, urine could be smelt immediately upon entering. Because of the location of the resort and the 12 story building, the pools are kept in the shade until around 1:30PM when the sun finally starts to come over the resort.
With that being said there were a few staff members around the bars that were amazing but overall a select few did not make up for the overall disappointment of this resort.

The overall facility, view and beach are beautiful. Rooms are nice and each has a spectacular view. But you had better get used to sand under your feet, because the rooms are probably not going to get cleaned! Housekeeping is appalling. It consists of new towels being dropped off (but not washcloths!), a mop being run over the floor, and the beds made. You will not, however, get new (clean) sheets. You will sometimes get new soaps/shampoos, but sometimes not. And it doesn't matter if you tip - or not! And some days, you will get NO ONE coming into the room (except the new water/soda/beer guy - he IS reliable) to do anything to the room. We felt the drinks were watered down. Buffet really is as bad as everyone else is saying. Other restaurants are fine/good, but the number of people allowed in them at dinner is limited and if you don't make a reservation by about 1:30 you are out of luck and will be forced into the terrible buffet - instead, we opted to take a cab into town. In my opinion, this is not a good value property because we had the choice of accepting poor quality or spending additional money to get something really excellent in town. It really is a shame, because this is a very, very beautiful property and the beach is great. Once we realized all of this, we made adjustments, spent additional money and had a great time in PV.

We chose this property for a 2 night getaway and it’s ideal. We live near Sayulita and wanted to chill in the Mismaloya area and relax during the day and enjoy downtown Vallarta in the evenings. The positives about this resort is of course the location. The beach is pristine, quiet and the views breathtaking. Good drinks, breakfast & daytime snacks / options are on point for casual fare. The Italian, Mexican and Seafood restaurant have a good menu selection and the decor is very pretty, many thoughtful details which personally I visually appreciate. We have been treated kindly by all of the staff, the property is busy however feels spacious and they do a great job offering something for everyone. We don’t have children and would prefer an adult only property for a stay longer than a couple nights but since this is a short trip for us we didn’t mind a family friendly property because the location was so appealing. We are pleased with that decision because the adult pool is spacious & really chill, with loungers all around the pool as well at the railing edge overlooking the ocean. The family area is far enough away that we didn’t feel disturbed by any of the kid noises / louder pool music over there. Also this property has gone the extra mile for families by having a specific kid’s pool & kids club which we saw and WOW! Lucky kids! There is also a rooftop pool / amenities for adults only at a small cost of about $500 pesos. So worth it for couples who just want to CHILL OUT without any distractions. Hope this review helps you sort any questions… Lastly there are a few negatives but they are only minimal and nothing that isn’t mainstream at any property, and nothing noteworthy. Because not everything is perfect I recognize this and appreciate the clean, beautiful, fun property we had the pleasure of visiting. We’ll be back again.

Room was clean, No snacks in room, limited beverages in room, Only allowed room service once a day or you get charged, no hot water for shower addressed issue several times, food is ok and one restaurant seem to be open the most, An only restaurant to eat breakfast. I'm an American so I like breakfast meats not Fish, chicken noodle soup, beef stew etc. Roof top bar adult only charges a daily fee of $24 pp. Bed was uncomfortable. Drinks seem to be watered down with bottom shelf liquor. The little coffee shop the desserts were good however cappuccino/hot chocolate machine was watered down. Next visit my fiancé and I are going to skip this place and all inclusive cheaper and better to eat out at different restaurants.

We had an AMAZING experience at the Grand Park Royal, and have already recommended it to several friends and family.

I carefully read the property amenities and scrutinized the pictures before booking, and found that the Resort was 100% as advertised, clean, modern, and every room faced the ocean. The main lobby floor had modern and comfortable seating to linger and take in the views. I also read the reviews carefully before booking, and couldn't find any of the issues mentioned by others. Our experience was 10/10.

The resort is located on the south shore, and has direct access to the beach. We literally sat on the beach for days and then shifted pool side. A conveyor belt of drinks were offered to us in both locations. The meals were excellent, although I can see some might tire of buffets after a few days. The formal restaurants were exceptional, tasty, well hosted and generous. The Resort entertainment team was fun, energetic and really added so much to the experience for adults and kids.

The staff were generous, friendly, and extremely accommodating. COVID tests were complementary, the Resort was deep cleaned daily, and staff followed all precautions.

(Like many resorts, there is a time share desk on site, and we were not approached/bothered at all by the sales team.)

Excellent value for money, and we will be going back!!

It depends. They give you a form to fill out with lots of options for how you'd like your clothes cleaned, and they charge per item. Overall it's very affordable and they did an excellent job cleaning my clothes.

Our check out was 11 but they let us stay until 3pm, no charge and we still got to use their facilities. Pool food and drinks. Love this place.
