Location is just 10 mins walk south of Kyoto Station. Service was very good. Our room was a nice size for the 2 of us, clean and up to date. Our room rate didn't include breakfast so can't comment on that, but we did get the option of a free drink from the bar each evening.

I was not impressed at all with this hotel. It's in a rather dull area with no stores, no restaurants and about 10 minutes walk to the train station. The hotel itself seems to be fine upon entering the lobby. But the restaurant/breakfast room seems like a roadside cafeteria.

Its website shows the revision of hotel policy on November 2017, which is "We only accept matured guests to stay in our hotel. (In case of any children staying with their parents, we may only accept them of age 13 or older as 1 adult guest.)"
