My wife and I stayed two night at the Protea Hotel Zambezi River Lodge, using it as our base for a fast return trip to Vic Falls. The location , on the bank of the Zambezi river is a major asset, we would see the sunset from our room - quite unique an experience. We also felt welcome, by an extremely helpful and dedicated staff - a special note for the seriousness and dedication of the Hotel's general manager. We hope that the location and staff will justify direly needed investments in order to refurbish the rooms and grounds - these are not really up to the standard that we expected. Two the positive features: the feeling of safety within the hotel's grounds and the breakfast. Diner was not that great unfortunately.

We’ve stayed at several Protea’s in the past and found that they generally deliver good value for the money. Sadly this hotel did not live up to the expectations that we associate with the brand name. The whole establishment is in dire need of a good overhaul, soon. Which is not least obvious at the turn-off from the main road: a beat-up signpost for the hotel, then a poor dirt road leading up to the gate. Not a good first impression...

Then when walking up to our room there’s a stinking trashcan next to the door. Once inside we soon found out that the aircon did not work. When trying to alert the reception we found that the phone was broken too. The upside was that we were eventually moved to one of the VIP suites at the opposite end of the hotel complex, although at that point there was noone around to help with our bags.

The next morning we decided to sleep in late, so once arriving at the breakfast canteen there was not much besides dry bread left. This is also the only spot where there’s supposedly access to wifi, but trying to get connectivety proved to be an exercise in futility.

Unimpressed with the whole stay we checked out and left for never coming back.

Dear Valued GUEST We thank you for taking the time to share with us your experience during your recent stay at our hotel. Your concern on the state of the property has been noted. Our Head Office is putting together a refurb exercise. We are confident that this will transform the physical property including the signage at the roadside. Regarding the access dirt road leading to the hotel, we have already engaged our local authority who are responsible for its maintenance and we are looking forward to their prompt assistance. We have taken up the issue of the breakfast, the aircon and the phone in the room as well as the trash bin with our food & beverage, maintenance and housekeeping departments and action has been taken to ensure this does not recur. During the time of your stay we had a nationwide challenge of internet connectivity from Telecom, our service provider due to their submarine cable system. Sadly we had not booked rooms and the hotel was full but we got great campsites on the banks of the Zambezi River. The ablutions were clean and when there was a problem with power the staff were quick to jump in to make sure we got hot and cold water. The bar in the hotel has a great setting for sundowners

Overall, I enjoyed my 2-night stay at this Marriott hotel. The best part is the view from the restaurant overlooking the Zambezi River, which is also the best place to catch the beautiful sunsets. I had dinner at the restaurant, which serves pretty good food. The buffet breakfast that was included in my room rate was also excellent. The restaurant staff is very friendly & accommodating. They even packed a breakfast box for me when I had to leave early in the morning for my transfer to Victoria Falls.

As for my room, it was spacious and clean, and the bed was really comfortable. There was a hot water kettle, coffee, & tea in the room, as well as a small refrigerator with a couple of bottles of water. The only downside is that the wifi didn’t work outside the reception & restaurant area. Since my room was close to the reception area, I was able to connect to wifi but it was too weak, so I still had to go to reception or the dining area if I really needed to get online. Other than that, this hotel was everything I needed for my short but comfortable stay in Katima Mulilo.

The most beautiful camping site along the banks of the Zambezi River. The campsites are shaded on lucious lawns & every site has a fixed BBQ. The sunset views are spectacular. Unfortunately the ablutions (although clean) did not have hot water in all the showers.

We arrived and no one received us. Went looking for menus, waited over 1.5 hours for food. We were ready to leave and as we were about to pay for drinks then the expensive food came with no serviettes. The beef strips were leathery, pasta over cooked, oxtail lacked flavor. We don't mind paying the price but it should atleast be worth it. As we are leaving, I stopped to use the ladies room and as I was washing my hands I noticed a cockroach idling beside the mirror in the bathroom. Awful, awful dinner experience.

Don’t expect much here! Stayed two nights - 1 before Livingstone/Sambia (2 days there, border procedures and road are nightmares) and 1 night after Sambia. In one room the aircon did not work, in the other there were no lights, in the third the toilet and shower were broken and it smelled. Beds were nice though. Guy in bar where you can have some small dinner was sleeping deeply. Breakfast also in the bar-very small and basic. You need to ask everything separately, I.e. Butter, toaster etc. And service is extremely slow. Pool is big but dirty. Most important thing here is you pay upon check in. But card payment only worked after 4 attempts. Views of Zambezi are astonishing though. Really needs renovation and proper management.

As this is a chain hotel I would have thought that the standard should have been better than it was. We had a double room facing the great Zambezi River. Nice large room with walk in shower. Comfortable bed, large flatscreen T.V, Air Con, tea & coffee facilities and fridge. No hand soap on the basin, a shower cap yes! I asked at Reception and they said they would bring some to the room. I asked an hour later and a young man gave me a bar of soap at Reception. We were a group of 16 and nobody had soap.
Our evening meal was just okay and the breakfast wasn’t any better. Service was slow.
Nice views of the river, WiFi in our room but not all rooms.
This lodge needs some attention.

Wonderful place to unwind after a long day.

River frontage is superb!! May have an opportunity to see a Hippo grazing, I just hear them but didn’t get to see any.

Limited food choices. Seems a little understaffed too.

Rooms are clean and spacious though you may see a roach or two…

Wonderful place for morning walks or swimming.

May hear some loud music from neighboring Zambia but once you shut your door its quite enough to sleep.

This hotel was ok, but fell short of others I stayed at in the Caprivi strip. Room was clean and comfortable but had a lot of bugs; I found cockroaches crawling on top of the fridge. Wifi was spotty in the rooms. Dinner and breakfast were both good and had good options. The bar had a number of locals hanging out who were loud and repeatedly tried to hit on me despite polite refusals, and staff were nowhere to be found. On the weekends, apparently the bar is a big hangout destination for the local community. In all, the hotel was alright, but I'd check out other options first.
