Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
Excellent location located opposite the Grand Hirafu parking lot. The hotel is modern, staff is friendly, and the room has everything we need. We took the 1-bedroom and has 1 extra bed at the dining area which can easily be hide when not in use. The room has everything we need, and it came extra with washing machine/dryer, dish washing machine and a hotpot (on request). We went to Max Valu at Kutchan to get the ingredients we need and enjoyed ourselves in the room. The view at the living hall is unmatchable & we can sit there every morning and night to enjoy it. TV came with youtube which is excellent for our kids. The hotel has a public onsen & private onsen which we use every day to rejuvenate. The hotel is very close to Rhythm (opposite their entrance) which made it easy for me to collect and return my ski sets. Next to Rhythm there is the famous Genghis Khan restaurant which we enjoyed the lamb buffet at the price of 10,000yen per pax. Private parking here is not cheap and i paid 6,000yen per day. Breakfast is included and choices is pretty much the same every day (they ran out of butter every day). This is a hotel that i will return again. There is a king lift right beside the hotel, but it was not opened during my time there. For your info, it would be better to arrive in Niseko after the 10th Dec as majority of the facilities in Niseko is yet to open before the 10th.

This is my favorite hotel in Niseko. It's a small hotel, but it has a hot spring. Its size is actually a good thing. The breakfast is also very delicious. There is a full kitchen in the room (maybe not in all rooms), so you can make dinner in your room. This is important in Niseko, where it is difficult to find dinner. Of course, the rooms are clean. The hotel staff are kind, and it is a relaxing hotel. It's also a big plus that it's close to the ski resort. If I could make one request, it would be nice if there was salt and pepper in the room. Beautiful hotel. Love that it is so well set up have the flexibility to have a connecting room which form a 2 bedroom unit. This helps a lot for families traveling together. Rooms are beautifully set up, We had the 2 bedroom unit which has 4 separate bed setting and added an extra bed for our 5th member. They placed the 5th bed in the hall which was ok for us. The entire place was spotless clean and very new condition. All the equipments provided are also new and very functional. All the service staffs especially those at front desk are always courteous and greeted everyone with a smile and always welcoming. The concierge service team was very responsive from booking all the way till after stay. We accidentally left a soft toy behind which our daughter was very sad about, when contacted the concierge service immediately located the item and helped us send it to our next destination. Once we arrived at our next hotel, the soft toy was already waiting for us. Breakfast was very elegant, don't need excessive spread, just quality selections with great selections of Japanese and western varieties. We enjoyed the breakfast very much. Cleanliness was above average though found hair on the bathtub but acceptable to me, everywhere else was spotlessly clean.
Location was more than perfect. Ski lifts were just 3-min walk from your room (not from hotel!). Amazing! Greatly recommended to ski-lovers.
Concierge was poor. They were very reluctant to book restaurants / transport for you. Make sure you managed to plan / book everything else by yourself before you go for Ki Niseko. Understood that taxi / restaurants were very limited in winter but other resorts like Niseko Village their concierge were still providing the transport / restaurants booking services, so Ki Niseko comparatively was under providing given the room charge was no any less. So if you are used to rely on hotel concierge to plan your stay, do NOT go for Ki Niseko. You’d be ended up all by yourself.
An Dinning was below average, from food quality to menu choices. Kumo of Skye Hotel is also a ski hotel restaurant but their food quality and menu choices were far better than An, just 5-min walk away from Ki Niseko. So not suggested to go for An Dinning if there are seats at other restaurants around / at the Hirafu junction. I’d say even Tanta An at the gondola base was even much better than An, and cheaper.

First of all, we are very sorry that the cleaning was not up to our usual standards. We will make every effort to improve the situation so that this will not happen again in the future. With the borders only opening to Japan 2 months prior to the winter season, ourselves and all business across the resort are yet to reach the usual staffing numbers. In Concierge, this meant we had to reduce the amount of services we could book for Guests and focused on booking the winter holiday essentials for Guests such as ski lessons, ski rentals, private airport transfers and lift passes. We look forward to bringing back the full range of Concierge options from next winter. We are sorry to hear that you were not satisfied with An Dining. I can’t praise this hotel enough, it is perfection! The location couldn’t be closer to the gondola, you can ski up to the back door where the lovely concierge staff gather your ski equipment. The rooms are spacious and immaculately clean. Staff are wonderful. Breakfast is excellent with both western and eastern options available. The location is great - in the heart of Grand Hirafu. Best of all is the onsen - sauna, ice bath and both and indoor and outdoor onsen - amazing after a day on the slopes!

Absolutely loved staying here for 2 nights in early February 2022. The rooms were amazing. Light flooring and super comfy bed. Shower had the rainfall shower head. Breakfast was included in the price and it was great mix of traditional Japanese and American food. There are also public onsens *indoor and outdoor*. It was so relaxing laying in hot water while watching snowflakes fall. You can also reserve private onsen for more privacy at no charge. Location was great! Walking distance to many resturants, ski gear rental and a few meters away from gandola.
Service was absolutely 5 star amazing!! People at the desk were super attentive. As soon as we walked in covered in snow they came to us with nice dry slippers. Each rooms also provide pajamas which you're allowed to wear all over the resort including breakfast making it feel super homey. Special thank you to Sunao Hamachi who helped us with all our requests, including booking last minute activities.
We loved staying here & can't wait to come back again!

Fantastic hotel with an amazing location for skiing lessons with Gosnow right at the hotel's door(ski)step and lovely onsen. Room was slightly small with not enough room to open up 2 large suitcases but it was very comfortable, clean and modern. Shops are slightly further down but there is a free shuttle that arrives every 20 minutes so there isn't much to worry about if heading to the shops nearby is a concern.
Only downside was the snowplough working its way through the night on the slopes behind, although this is something that is outside of the hotel's control.
The staff were all fantastic, friendly, approachable and always very much willing to put in that little bit extra to help make our stay even more pleasant.
Breakfast could do with some variety as it might get a little boring if you are staying over a longer period.
A beautiful place for us first-timers to enjoy and experience Niseko.

Considering there is a shortage of available staff for all of the Niseko properties, I think Ki Niseko is managing to do a great job with customer service despite these hardships! Check-in was very smooth, quick and friendly. The room was very clean and the restaurant was excellent. Most all the restaurants are booked full. I still think this is the best location on the mountain even with all the new projects coming online. I love being so close the the Hirafu Gondola too. If someone in my family wants to take a quick break in the hotel they can go straight to Ki Niseko, drop there gear off at the ski valet and get back out quickly and easily.
Room Tip:I think it is worth a bit more for a Mt. Yotei view :-)

We stayed in a 2-bedroom condo with the Mt Yotei view, and were happy with the staff, facilities etc. The best thing about Ki Niseko is its top notch location and the ski valet service. Once you get your ski gears (if you hire them) fitted at YamaSport (170m from the hotel), they'll transport them to the hotel for you. The ski valet service takes care of getting you the gears when you go out to ski, and putting them away to dry on your way in. The hotel is literally 100m from the Holiday Pair Lift (you need to walk slightly uphill), and another 100m away is the Grand Hirafu Gondola. Going back to the hotel is super easy - you literally ski all the way back to the entrance of the ski valet. The private/family onsen is a wonderful touch, for those who aren't brave enough to mingle with strangers, naked.

Courteous service and prompt replies. Assisted with finding rental tennis court graciously. Consistently well-maintained baths noticeable in the quality of water (indoor, outdoor and cold pool). Loved the design of our room facing Mount Yotei with the large window and modern wood interior. Breakfast included creative locally produced items. Stayed the year before and both times were excellent. Would recommend this property without reserve. Thank you for the good memories.

There is a place within walking distance from Ki where an adventure company has its grounds. It’s next to the cable car station - about 10 mins walk from Ki. Am sure your teens will find something to do there.

No sofa bed. We booked the 2-bedroom apartment with extra bed. A tatami was given but was not used. 3 of us shared the king size bed, can still sleep on the sofa if you wish but less comfy as compared to their beds.
There are more places to choose from in the Kutchan-cho area.
