This is a lovely B&B but remember that it is a B&B and not a hotel, although the prices match 4 star hotel prices. I am not sure how the stars work for B&Bs but the 5 stars on the booking sites might lead people to be disappointed in not getting hotel level service for long hours. There are 5 rooms or suites inside the main building plus a separate cottage. Our suite was huge, very well appointed and comfortable, with a luxurious en suite and a lovely view of the surrounding gardens. There is an indoor pool, sauna and spa as well, (and apparently even some old swimsuits to borrow!) There is an enormous and delicious hot breakfast provided which includes local products. The jams and home made bread were also a treat. It seems a lot of people complain about the breakfast being served on a communal table but it is a beautiful setting and you don't have to engage with other guests if you don't want to. A slight improvement could be made if a toaster was provided and guests could cook their toast when they wanted, rather than toast going cold in a toast rack. The use of the guest lounge was enjoyed by us as we were a group of friends but it would have been great if we could have had drinks from a mini bar. This is the downside of a B&B as even though they promote a drinks list, you do feel like you are intruding if you go to the adjoining kitchen to ask for drink or anything much else. Many people have also complained about the dogs and while they are friendly and harmless, the younger one does run in front of your car and despite the owner's defensiveness about this, there would not be a single person who would not feel stressed about pulling their car in or out, when a dog disappears from sight below your front wheels. Roy was very helpful to us and Dianne was well meaning but her communication was unclear at times. There doesn't seem to be enough car spaces as we had only 1 car for 3 rooms, and there were still not enough spaces. You really do need a car if you stay here to get around. It would be really helpful if an info pack was put together with maps and directions to nearby pubs, restaurants and towns as it is not that easy to find your way around, or indeed to the Tovey Lodge itself. We really enjoyed our stay at the Tovey for a local wedding, and made good use of the lovely facilities.

Thank you for your review. We are a luxurious B&B in a family country home not an Hotel and we always make that clear if we get a chance to talk to guests before they book. For many that is an advantage as it is warmer less formal and very comfortable and well appointed, but for some it is not suitable as we do not have 24 hour service. We are licensed and serve drinks anywhere in the house by request and although we cannot stay up all night we can certainly make arrangements for our guests to get what they want. We happily give our guests the keys of the house so they can come and go as they please, we do not serve food a lot of meals but we happily make arrangements for our guest to eat out locally or to order take away meals and provide plates serviettes and space to enjoy them. What we offer is greatly appreciated by many and we are lucky and gratified to welcome many of these guests when they return time and again, but for some people we are not what they are looking for but we still try to make everyone happy and comfortable whilst enjoying our hospitality.

Walking the South Downs with my brother we stayed here. Yes it might be a little more expensive than a normal B&B but the room was great...bath & shower. Large sitting room, pool & Jacuzzi .
Breakfast good with good localy sourced bacon & sausages+ home made bread.... but I do not like the communal dining for breakfast... You either have to chat away to strangers or sit in embarrassed silence .... It might be easier for mine host but not what I want. For the price I paid I want to wallow in my early morning missery.

Great location and super accommodation but the hosts need to give more attention to their guests. The weather was cold but no background heating and the room was very cold. breakfast is served at a communal table with communal teapot!!

The guy running it is just rude and should not be a host. He is horrid to his staff as well. Unpleasant experience and I would not recommend to anyone. Taken a long time to face up to it and write a review as I had to block the experience out for a long time.

A copy of my email to the owner gives a good guide to my poor experience (Roy promised to reply to my email in full but never did!)

Hi Roy,

Following our recent stay I thought I would email and mention one or two points of note regarding our stay. First of all I would like to say that the accommodation and setting was great, our first impressions were very good and after we had been shown round my comment to my wife was that we must come back on our own (without child). However the experience was soured mainly by the attitude of your wife, but first of all to give you some feedback – we were very surprised at being asked to move our own place settings from the breakfast room to the table just outside, with the weather being so nice I was expecting that table to be set anyway, why would anyone not want to start the day having breakfast within the lovely grounds and sunshine, but even though it was not a big task I still did not think that we would be ‘given jobs’.

I read your email containing basic details that arrived shortly after we made our booking, it said that after our departure time of 10.30 that we could stay within the grounds of Tovey Lodge, I also spoke to you directly and said we struggle with departure times, you kindly said that it was a 10.30 for 11.30 deal. However we did get out of the room by 10.30 and went for a quick swim afterwards as my son loved it in your pool so much. BUT!!! your wife really harried and chased us out of the pool with a really poor tone – along the lines of ‘you have paid up to 10.30 so now get out’ she said that we could of stayed in the pool all day if we had paid for another night! She would not leave the pool area and at 11am demanded that we GET OUT, this went back on ‘stay within the grounds’ email and my 11.30 agreement with you. This was a major disappointment, it was an out with the old and in with the new attitude and all about the pound notes.

Then to have to pay the additional 3.5% is very hard to swallow, even though I understand you have fee’s to cover, the only other place I have been charged to use a debit card is at an Airport, so I would consider adding it to the room rate if I was you as we like others felt very alienated.

The final and smallest point was that when we arrived there was a couple of small bottles of water in the room, and even though the snacks were replaced each day the water was not. This was disappointing as we got back late most days and you guys were not around to ask for some water, I know we could buy some on the way back to yours but forgot.

As I am self employed we struggle to get away for weeks at a time so have many weekends away in all types of accommodation. With your fee’s and 5 star rating expectations are very high, but we have been looked after much better and treated with much more respect in a £19 a night Travel Lodge where nothing was to much trouble, at yours it is closer to £200 a night and almost everything was to much trouble.

I liked you Roy and that is why I am writing to you first, I am almost certainly going to post a review outlining the good and bad as above on bookings.com and trip adviser.

However I can’t go without saying that your wife’s attitude will mean that we could not consider returning. I would go on to say more about your wife but I have more respect for you that she had for us.

Finally after a year of trying to get our money back and having to instruct a solicitor I can leave a review about the Tovey lodge!

We had booked to stay through a late room website and on this had requested one of their kingsize or superking sized beds. I received an email from Roy very quickly stating that our booking had been received and giving us information on how to get there and check-in and out times etc. At this point there was no information on what room we would get. Now here is where things start to get sneaky. We had given my partners address which is the other side of the country as he gave his card details to secure the room and we received an email at about 1pm on the day we were due to check in advising us we had a twin room. If we had left from his house we would not have picked this up before we arrived but thankfully we were staying with family in Kent and I did pick this up before we left. We both tried to phone constantly on the way down as we did not want a twin room but no-one answered the house phone or the mobile.

In the confirmation email we had been advised to pay cash due to a 3.5% charge on cards which we had agreed to do by reply email. My partner checked his bank statement the day after we were due to check in and Roy had taken £810 out of his account, £405 on the day we made the booking which Roy claimed was a “credit check”. he claimed he was well within his rights to withhold our money for the 10 days it takes a bank to return it your account. Be aware of this as by taking the cash out of our account Roy made us go overdrawn doing his “credit check” during which we incurred various bank fees. The other £405 was a cancellation fee which when we didn’t cancel but instead were treated so rudely we couldn’t stay there is a joke.

We chose not to stay at Tovey Lodge because when we arrived, we were greeted by the properitors wife who showed us to the twin bed room. When we said this was not suitable or what we had booked she made us wait in the hall for about 20 minutes whilst she phoned various pubs to find her husband. At one point she said to one barmaid “I have two problem customers here and I want him home to sort them out”. My partner works away a lot so our time together is very precious and this is not how I want to be described! All the while this is going on we can hear a couple upstairs having a heated "debate" so what other reviewers have said about a lack of soundproofing I stand by. Eventually I was nearly in tears so I asked my partner if we could please leave, he handed Mrs Burman his business card and asked if perhaps her husband could contact him upon his return. We ended up going to the Brighton Metropole which was both beautiful and cheaper than the Tovey and I would thoroughly recommend.

Unfortunately this is not where this story ends. Whilst my partner tried at every opportunity to resolve this amicably, when we tried to call Mr Burman slammed the phone down on us and started to accuse us of threatening him. At this point we switched to email so that he could not accuse us of saying things we hadn’t said. I have copies of every email Mr Burman sent us and in everyone he was rude and accusatory. At one point he accused me of performing a rude act on my boyfriend in front of his wife (NB Mr Burman most women when being insulted will get upset, my boyfriend was hugging me and we were whispering about whether to leave!)

For the 12 months following our aborted stay we have made been in discussion with the late rooms website that we booked through about getting the £405 back that Mr Burman has retained as a cancellation fee. When we first phoned them in January they agreed with us and decided to remove the Tovey lodge from their website until we received our money back. One of the women I spoke to at the website agreed with me that Mr Burman had spoken to her very rudely and then slammed the phone down on her. In August I noticed that the website had reinstated the Tovey lodge and we called to ask why when we hadn’t had our refund. This went backwards and forwards for the next 4 months with insulting offers of compensation (Mr Burman will give you £200 but you mustn’t leave any reviews about him etc) until my boyfriend requested all information held on us to be sent to his solicitor in preparation for us taking Mr Burman to court. We got a phone call and our money refunded the next day. I would like to point out at this point that what with bank charges, phone charges and the amount of time spent on this we still really haven’t got our money back.

It really made me angry that every offer of money (which was ours in the first place!) was attached to the condition that we couldn’t leave feedback. That is buying my silence and means that I can’t warn anyone else what has happened. I have now been prevented from reviewing our stay on the website we booked through and this i my only way of warning other people.

I would never stay at the Tovey lodge and wouldnt recommend it to my worst enemy. The way we were treated almost ruined our break away and the accusations and insults made afterwards by Mr Burman brought back my depression. I think from looking at the reviews available if you are lucky it can be an ok hotel but if you should upset the owner in any way that is your entire stay ruined and everything he does in retaliation is all your fault. I have felt at times bullied and intimidated, especially when my partner is away and I have had to deal with this man on my own. If you choose to book, good luck and remember be nice, request nothing and don’t complain about anything…

Be wary of this over rated B & B with illusions of grandeur, it is most definitely not an hotel. It is most definitely not a short walk from the restaurant in the village as we were told on the phone either.
Things began badly when I queried the lack of hot water as we were getting ready to go out. The owner was very dismissive and unhelpful, and said we had two choices, wait or shower in cold water!
We had a delicious meal at the local pub, called The Bull. On chatting to the staff, we mentioned where we were staying and were warned that the owners had something of a reputation locally for heavy drinking and short tempers.
Our room was comfortable and clean enough, but we could hear the owners loudly arguing with each other when we returned, until late in the night.
My wife began to feel her feet and legs were being bitten, when we inspected the carpet in the bedroom, we found it was jumping with fleas. When I approached Mr B to tell him we'd need a different room away from the noise and fleas, he went quite literally ballistic, shouting obscenities and demanded my wife and I left his home immediately, by now it was well after midnight, my wife was sobbing, and as we were hurrying to get our things into the car, both of the owners were still shouting at us on the drive.
I have strongly complained to the booking agent, but as yet have had no recourse.

Due to an error on the part of the owner, we were not expected, and we were accordingly met with a hostile reception, instructions to "wait in the car", and the offer of paying double for a "suite" which happened to be free. After a delay, and after I had provided written confirmation of the booking, the owner eventually said we could have the suite (which is a large bedroom, not a suite). He appeared to be swallowing a brick whilst mouthing platitudes as he showed us around the accommodation.

The accommodation is certainly clean and very well appointed, with extensive leisure facilities, but the spa was let down by a lack of hot water (none in the room either) during the evening/night, the room is let down by paper thin walls (we could hear every word spoken in the adjoining room), and we did not feel "welcome" in the house. This is the sort of place a retired builder with money and a lack of taste (and without an architect's assistance) might put together to impress people he met down the pub.

At breakfast, the service wasn't relaxed, every few moments we were asked if everything was all right, the owner clearly needing confirmation because of some lack of confidence - and the food was itself fine, although we felt rushed by it all. And when another couple came in, to witness the owner and his wife telling my partner we had the best bed in the house and that it was impossible for it to be anything other than perfectly comfortable because they had spent so much money on it (we found the memory-foam matress topper a little hot, in the summer weather, and she had mentioned this in the need to respond with something other than a platitude to the repeated questioning), the lady of that couple said under her breath "oh, did you get in trouble with the owners too?" - which sums up the feel of the whole experience.

The final straw was {i} being charged an extra 3.5% for debit card payment (when none such is mentioned in the laterooms.com booking confirmation) and {ii} being accused of stealing map and guidebook (they were left on the table in the bedroom, which was confirmed by the owner after a lot of shouting between him and his wife).

If you are impressed by large screen televisions, and have a thick skin then you might like this place (reality TV fans will feel really at home here) but otherwise don't bother.

This experience, by the way, really shows the down-side of star rating systems. The accommodation ticks all the boxes, but the atmosphere and "human" feel of the place isn't up to scratch.

I believe this review is unreasonably hostile and unfair, although there were some issues which were not perfect for which we apologise: The guest's arrival was a surprise as their booking had been unfortunately put on the wrong day in our records. I do not understand what they mean about paying double for anything. I did need to see their confirmation to verify their booking which is normal on all arrivals. I did upgrade them to what a superior room which is a junior suite without charge to make up for the greeting which I felt had been less than ideal. I certainly think the disparaging comment about a lack of taste is a demonstration of a total lack of taste or manners. There was plenty of hot water in the spa, which is on a separate system to the rooms, but they had not understood how to use the controls. Unfortunately two other parties arrived shortly before them who were going to Glyndebourne and had showered & changed which left the bedroom hot water depleted at that mid afternoon hour - I explained that our hot water system was controlled by a timer for when the main demand periods usually occur which is not usually mid afternoon but that it was just coming on at that time and would be hot again within about 30 minutes, which it was but they had gone out without waiting. The walls have been specially sound proofed when we we making improvements to the house which has satisfied our previous guests. The bed and bedding is of best quality and I do not understand how this fact can possibly have upset them indeed they said they had been comfortable in the bed. The owners have no lack of confidence or experience and we serve a communal style breakfast so as there were 10 guest having breakfast it is necessary to check that there is plenty of tea coffee & toast for all our guests. I do not think any guest 'got into trouble with the owners' at any time, many indeed comment how warm & welcoming is our hospitality. We do have a handling charge for all payments by card as is clearly on our brochure website and account sheets and we are recommend guests to pay in cash to save it. We did not accuse anyone of theft at anytime but I did ask when they were leaving for the return of my own maps & books that I had lent them. Most guests when lent things make a point of giving them back when they have finished with them. When I asked the male guest for these he did not know where they were but said they were probably in the room. I asked my wife who was preparing the room for the next arrivals to quickly see if they were there which she confirmed. Sadly these guests seem to have taken against our B&B but most of our guests like what we offer as well as our warm welcome and many return many times...please see our positive reviews on tripadvisor & eviivo websites.

I have not stayed at Tovey Lodge, nor do I now wish to do so.
I did make a tentative booking for a date over three months distant. It was for two couples, one of whom was disabled. Through unforeseen medical circumstances I had to cancel the booking within about 12 hours. I was then informed by the owner that there would be a £50 penalty charge because he had incurred costs and would have to re advertise the rooms.
When I challenged this, as the booking was for three months time, his attitude became in my opinion very hostile and most unprofessional, typified by a very nasty exchange of emails.
I then re-read some of the less complimentary Trip Adviser reports and vowed in future to take more notice of the negative ones.

Undoubtedly the additional facilities at the Tovey Lodge are very good, the swimming pool, sauna and whirlpool, but it is an expensive B&B. However we were prepared to pay a little extra for a couple of days relaxing after a somewhat traumatic week. Sadly some of the traumas continued into the stay.
There is an image that comes to mind of a classic "Blackpool B&B" where every action is controlled and if a customer takes a step out of line beware. I did stay once in such a venue and since I wasn't surprised by the owners' behaviour then this added to a sense of amusement. But the fact that the "Blackpool B&B" training school has apparent graduates operating in Sussex was a bit of a surprise.
The booking was made at the last minute, in fact on the day of our arrival, and after a conversation with Roy we had a planned arrival time of between 1430 and 1500. In fact we arrived at 1500 almost exactly. The friendly owner rushed out of the Lodge as I was parking the car and I guess I had expected a cheerful "hello and welcome" type message rather than the "who are you?" that we received. However we moved on and started looking forward to the planned relaxing two days.
We were a bit unlucky that on the first morning we would not be able to have any sort of lie and the potential 0930 breakfast because Roy and Diane had to go out and we had to get down for an 0800 breakfast but never mind. We didn't receive any breakfast until 0845. The breakfasts on both days were very good but do be careful of the marmalade jar. I made the mistake of taking the top off and putting it down on the table cover. Roy immediately reprimanded me and said that I should put it down the other way round. Amusing but a little bizarre. Perhaps he was practicising for some sort of old-school reunion themed weekend event.
I should really be more careful about checking up on tripadvisor before booking places. We also made the fundamental error of thinking we could have a swim and sauna before leaving. We did manage to get into the pool and for a short time into the sauna before Diane rather unceremoniously asked us to leave. There would have been no problem if we had been staying another night.
So summary. Well appointed but very expensive. Seemed clean and the breakfasts were very good. The location is terrific. The hosts? Mmmm... you need a distinct sense of humour and obey the rules for a quiet stay.
I think we'll stay somewhere else next time.
