This is a classic example of a Thai hotel that get as many ticks to achieve 4 star rating without any thought or planning going into the setup, operation or management of the hotel. I HAVE to give it a 1 but it really deserves a ZERO. It really was terrible value for money BUT due to the lack of facilities on Had Rinn beach they won't do anything about it as they have a captive market. Due to problems we changed rooms and so we experienced the full scope of the facility.

This hotel is 3 separate hotels combined and it shows it. The only access to each side of the hotel is either by 1. Booking the shuttle car; 2. Walking over a VERY steep hill of about 500m or 3. By walking along the waterline. You will need to use one of these as the breakfast is only in the south of the resort and three of the pools are in the north.

Bed size - Sorry but at this price double beds are unacceptable.

"Mountain View" Rooms - We initially booked a premium room on the south side at 3,000 baht per night and there was simply no view - Other than the building waste in the lot next door. The room was small but acceptable up a steep set of stairs. Noise from neighbours through the first night was horriffic. The rooms have ZERO acoustic isolation as they are built very cheaply and you hear everything happening in the three other adjoining rooms. After no sleep a 4am visit to reception resulted in a change to a new room on the north side BUT forget any refund on the cost difference.

TV - Due to the heat in the middle of the day you will be spending a lot of time in the room. TV reception was acceptable on the south side and non existent on the north side.

Views - The budget north side rooms actually DO have a "mountain" view the south side premium rooms do not.

Dogs - Enjoy the dozens of wild dogs that roam the three hotels without any control. my partner was attacked by one while going to a toilet at reception. No one cared. - Lovely...

Pools - Yes there are four pools and all are reasonably well maintained. The main one on the south side has a centre bar and is constantly cloudy due to the amount of food and "spillage" into it. The one just behind the north reception is the pick and is really quite nice.

Boardwalk - This disjointed collection of three hotels desperately needs a level walkway to connect the north and south sides along the waterfront. The existing route is completely unmarked, uneven (thats being nice) and unattractive option. The photos tell the story.

Breakfast - The outlook was ok but I found the choice of options was poor - Forget bacon or similar. Out of our whole trip across 6 hotels this was by far the worst.

Replacement Room - On the move to the second room on the north side again it was nicely presented in an older style. Unfortunately we quickly found why it was vacant. No rats inside the room but definitely in the roof, so free scratching all day and all night. The shower was an over the bath style one which is fine but was laid out so that there was no choice but to hand hold it - all the time which was inconvenient. The tap mechanism delightfully leaked water that ran all the way around the bath and across the floor saturating any clothing or towels there.

Shuttle to Thong Sala - Don't bother to book through the desk you are far better with the taxies that pass the front door of the old reception. We booked through the desk for a 7am departure and were delayed until 7:30am until EVERY seat of the minibus was filled. We saw others who had booked forced to walk away and lose their payment due to the delay.

Staff were polite and pleasant and did their best but were clearly lacking management suppport.

Sunset Bungalows and Apache Bar are effectively the same place (so I'm cheating and copying this review to both!). The Bar/restaurant is behind the tree line next to the road, it's a quiet road so not an issue. The Bar/restaurant plays great music and has a pool table. You can eat indoor or outdoors. Most nights you will find the Dive Crew from Haad Yao Dive Shop next door in there for food and drink, which tells you a lot about the atmosphere and the food - OMG the food! Suay, the chef, keeps the cleanest kitchen I've ever seen in Thailand and cooks the most incredible food in it too.

The whole site is literally a couple of minutes walk from Haad Yao beach, which is truly wonderful. The beach has loads of different, good, restaurants (and hotel/bungalows) on it for variety and watching the sunsets with a drink, but you really can't the quality of the food at Apache/Sunset.

The accommodation (Sunset) is great. There are a number of bungalows and some more "hotel" style rooms, all are AirCon, have a fridge and can get wifi. The bungalows are 2,3 bed and the "hotel" rooms have 2 doubles in them. We stayed here for much longer than we expected because, having travelled all over the island looking for somewhere as good (location and accommodation), we were hard pushed to beat it. We are quite a large group and so experienced all of types of the accommodation there. The 4 person hotel room was a little more basic than the bungalows, it was large but a little characterless. The bungalows were spacious and well built (concrete construction - some with woven bamboo panels inside, cladding on the outside - but new and stylish).

All rooms and bedding (new mattresses) were clean, although they aren't cleaned daily so things can build up in waste bins etc, you just need to ask them and they will clean your room.

Local knowledge: Sid, the Owner, keeps a lot of chickens and cockerels that wake up early! The further you are from the Bar/restaurant the easier it is to lie in! Rooms on the track to the beach are relatively immune from this.

Sadly it looks like Suay the chef is going to move on shortly (somewhere on Phangan the food is going to improve dramatically!) this may change things in the kitchen - I hope not because the food is truly spectacular.

As it was over the new year period, we expected to pay more than usual for a hotel. We found this bungalow as it was one of the only ones available. We paid £100 a night for a bungalow ( 5000 baht). This was an outrage and would have rather stayed on the beach. The room was old, on a total slant, the window was cracked, the door handle broken, no safe or secure area. Very little room and dirty bathroom. Upon arrival we had to make our own bed and had been given one towel and no form of quilt/sheet. We asked the staff for one and we got given one which absolutely stunk and was very dirty and had to change again.
We could put up with all of this because of the good area - near a great beach. However, we could not sleep for the 3 nights we stayed. There are cockrels crowing from 3am and Dogs howling ALL NIGHT. We felt like we were living on a farmyard and often returned to our room t find stray dogs asleep on our doorstep. The staff were very neglectful, the value for what we paid was absolutely disgusting, I have stayed in nicer hostels for £12 a night. The aircon was a broken fan but we didnt bother to complain because we didnt expect anything. We stayed about 12 minute walk from the beach which wasnt a problem but not at all what it was shown on the pictures. I would not recommend visiting this hotel, especially if you are given such an outrageous price, previous reviews give an opposite opinion which attracted us but please believe me this was a disgrace and put the beautiful thai islands to shame.

We booked this because we were late wirh our bookings and because of the Fullmoon Partys, most hotels were fully booked. When we arrived at the bungalows, we were very dissapointed.
Positive: The landlady and her boyfriend are very friendly and helpfull. The Bungalows are big. and new. The Aircon is very good.
Negative: The bungalows are very, very basic. And they did not clean ours during our 5-nights-stay. We don´t mind basic bungalows, but we do mind them, if they are this expensive. We have payed around 45 Euro and were very disappointed with the standard. Also the location ist not very good. TO get to the beach you have to walk through another resort. And the WIfi in the room does not work. Again I have to say, if we had payed 30 euro, everything would have been okay. But not for 45 Euro.

We rented a private bungalow for over a week and it was great. The room was air conditioned and had a new and very comfortable bed. The location was great, next to Haad Yao Divers, small town, and beach. The owners were wonderful and you felt like family. Food was excellent. Bungalow was basic, but very clean and comfortable. Had a refrigerator and 7\11 is right next store. AC worked great. Best part was you felt hidden away when you were in the room, but had easy access to everything when you wanted it. We were there in the low season, so we had the beach, bar and restaurants almost to ourselves. Felt extremely safe and secure.

Price was absurdly affordable!
