About
The compelling story of the times, the family, and the fine antiques of the Civil War era. The Lotz House, which has been on the National Historic Register since 1976, is located in the heart of downtown historic Franklin, Tennessee, at “the epicenter” of the Battle of Franklin, which was a pivotal battle of the Civil War on November 30, 1864. The House was the most heavily damaged structure on the Franklin battlefield. Walk in to witness the damage from the cannon balls that crash through the house and numerous bloodstains on all the floors. Plus on this tour, your will learn about the family, the Master Wood Worker who built the home by himself, how the family survived and how the bloody battle affected them for the balance of their lives! Reservation are not required for Guided tours of the historic home. In addition, walking battlefield tours and an archeological tours are also available, but please call for reservations. Please join us as we step back into Civil War history.

I thought I knew a lot about the Civil War, but I learned a lot more. I also gleaned knowledge about many of the items in the house; a reflection of the times. The story of his history and skill, of how he and his family survived the battle and he then restored the house only to later offend the emerging Ku Klux Klan who then threatened to kill him. His family then travelled to California. The house itself is a testament to his skill, how he ran his business and how his family lived there. Chuck Bryan was our host and he presented a great historic tour of the house as well as a completes history of the Civil War battle in Franklin. Chuck was very patient and answered all of our questions as well as the questions of the other people on the tour. Chuck Bryn is a great historian and representative of the Lotz House. We decided to check out the Lotz House and we were so impressed with the site and tour. Thomas was our tour guide and he was informative, humorous, and very emotionally connected to the memories and lives of those who served and died. He was the best part of the day! I live in Nashville and have taken the tour at least five times with out of town visitors. Chuck was the absolute best guide I have experienced. I learned things about the family that other guides had not shared and really had a clear understanding of what had occurred on the battlefield that day. It was incredible, and we all loved our tour guide, Kelly Kautzman. She was full of knowledge and enthusiasm. She immediately got a feel for our interests, and aligned her information and presentation based on that. They were both very knowledgeable and made the experience memorable. It’s hard to wrap your head around the tragedy this family experienced during the battle. The home is beautifully restored and the tour is worth your time. Our family really enjoyed it and appreciated Sean and Chuck making it happen even though we arrived a few minutes after the last official tour started. I did some research online before going and was intrigued by the history of the Lotz house and all the family had to endure during the Civil War. The tour guide was great! He was knowledgeable with all the details of the house, its construction, the war’s toll on the house, the rebuilding of the house and of the Lotz Family in general. This past November, I visited Franklin for the 158th Anniversary of the Civil War Battle of Franklin. I made reservations through the Lotz House Museum for the Women’s History tour Tuesday night at the house and the Walking tour Wednesday morning of the battlefield.
For the Women’s History tour, Kelly was the tour guide and gave an EXCELLENT talk on both the women of the Lotz House as well as other local women and civilians along with their experiences. It was very informative on an often overlooked segment of the Civil War. She is very knowledgeable and a great resource.
For the Walking tour, renowned historian Thomas Cartwright led us through the streets of Franklin recreating the solemn events of the battle by quoting diaries and stories of both generals and privates. It was very moving and he really brought it to life.
Later that day, I got an unexpected surprise as they had a memorial illumination ceremony with Kelly, Thomas, as well as Chuck, Seth and Jonathan (Lotz House staff) giving their personal stories on what that day and battle means to them. I can’t speak highly enough on the staff at Lotz House!

The Lotz House (now a museum) was damaged and nearly destroyed during the horrendous Battle of Franklin. This museum holds many artifacts from the battlefield, many taken from the yard around the house. The history is fascinating and our tour guide, Seth, had more than a casual knowledge of the history of the home, the Battle of Franklin, and events of the Civil War. No matter how obscure our questions, he knew the answer. This is a must-see, along with the Carter House and Carnton Plantation.

Very nice people at this tour yesterday. They were nice enough to let my boyfriend and me join an existing tour that has just started and said that we could take care of paying for the tour at the end. I tried to pay 2 times before the end, but they said they would take care of it at the end. That’s what we call true southern hospitality. Since I live just 20 minutes away, I will be glad to recommend this tour to visitors and other locals who are curious about the Battle of Franklin and historical homes in the area. Our tour guide was nice and friendly and tried to make everyone feel included. I believe his name was Seth.

I live in Franklin and have read up on the battle, but I still learned a bunch of new stuff from our tour guide Chuck, a kind soul of a man, clearly informed on local history. It was great to connect the house, the Lotz family and an oral history of the battle into what in the end was a very powerful story about the profound loss and tragedy of war. But probably the best part of the tour were the original paintings the daughter, Matilda, who was 6 at the time of the battle and went on to be an internationally renown painter known for portraits.
Ignore the ghost hunting TV shows regarding the Lotz house. You need to go see it.

The tour guides are very entertaining with their story telling. The items in the museum are nicely displayed and labeled, but the “labels” are just printed on card stock and in many cases the card stock has warped over time so they are flopped over and difficult to read. Regardless, it was an enjoyable tour. Much of the house’s furnishings are absolutely stunning!

Seth was our tour guide on what ended up being a private tour (as another group had recently started their tour). Seth was an absolute gem! Incredibly knowledgeable and able to answer the numerous questions we threw at him. Worth every penny of admittance! The house has some original pieces, but it is beautifully furnished to reflect the times and what it might have held/looked like. Prior to beginning our tour, we were able to look at artifacts from the Civil War in museum-like display cases. We were looking for something to fill our time on our journey from Nashville to Huntsville, and the Lotz House did not disappoint. We spent about one hour there and it was plenty of time to take in everything.
Note: photos are not allowed inside the house. My only suggestion would be that the gift shop start selling postcards featuring artifacts from and inside the house. Because we couldn’t take pictures, I’d love to have a little something for my scrapbook!

My wife and I went to all three Civil War sites in one day - Lotz House, Carter House, and Carnton Plantation. TA ranks Lotz the #1 attraction in Franklin...I would rank it #3 out of those three sites. It was fascinating for sure and Seth was an amazing tour guide, but the other two sites are simply more important and interesting historically. Doing all three was great bc each added an important piece of the puzzle.

The tour of the Lotz family home was very educational and enjoyable. The guide we had, SETH, made the tour and the experience. He offered very good, knowledgeable and detailed explanations and stories of the Lotz family and there life's as a middle class American immigrants. Seth was able to answer most of the additional questions asked by those on the tour but was also will to say he did know know the answer to some obscure questions presented. Do miss this one.

We were so excited for this visit but left severely disappointed. The group tour sizes were way too large as not everyone could even fit in the rooms to hear the guide speak. The guide was dismissive and rude to the children in the group and loved to talk about herself, how much the ghosts care for her, how she was part of the ghosts’ family in another life, how a psychic told her things, etc. The tour was repetitive and very minimal information was given or known about the house and the items inside. Tour was estimated to last 90 minutes but went well over 2 hours. Definitely not worth the time. She could have gotten all the information she shared across in 30 minutes.

We did the Lotz House Museum’s guided tour with Seth, who was fantastically knowledgeable about everything related to this house, well spoken and easy to listen to. He truly knows his history when it comes to the horrific Civil War battle that raged inside and outside this house during November 30, 1864. He shared stories and historical facts about this battle and the people involved in it during this famous battle.
He is super friendly, engaging and has a talent for making everyone feel welcome and comfortable enough where they want to ask lots of questions. Really good interaction with everyone on the tour.
This would be an especially good stop for a Civil War buff, but even if you are not, taking this tour was definitely worth your time. A plus, they honor Vets by offering military discounts on guided tour tickets for you and your spouse, just be sure to ask for it.

If anyone toured all three houses (Carter, Carnton, and Lotz), how long should I plan for? I’m taking an almost ten year old, so that may affect our pace.

We were 4 adults that took our time with a pub stop for lunch. Took us 6 to 7 hours to do all three. I would actually advise Carter house if you were to do only one. The drama of the battle history that took place there right outside the house with the family inside hiding in the basement was brought to life amazingly well by the volunteer historians and was very enjoyable.

The house was badly damaged in the Battle of Franklin and it took Mr. Lotz 4 years to rebuild it. Some areas like the upstairs floors were patched in spots by Mr. Lotz. The floors, staircase and baseboard are the ones Mr. Lotz installed. The wallpaper is not original but is similar to what would have been used in that time period. Some furniture and artwork belonged to the Lotz family, others are from the time period. A downstairs room is now the gift shop, doesn't look remodeled, though. I don't recall the tour including a kitchen or bathroom which probably have been updated ( or added) since the mid-1800's.

Since I live in Franklin, my husband and I were not on a tour. Even when you live in an area and see historical sites everyday you never visit those places. One rainy day we just decided to take the Lotz House tour and were very surprised how much we enjoyed the whole experience. I do know that once you get to Franklin you can park and ride the Franklin Transit which will travel all over the city and to the Cool springs area where there are several good hotels and the Galleria Mall right on I65 S. Hope you will come to visit and enjoy your stay. Franklin has a lot to offer.
